Commercial Subdivisions

SUBDIVISIONS

Commercial subdivisions are different from residential subdivisions in that they are designed to accommodate businesses rather than families. Ultimate Planning Solutions plays a vital role in helping developers create new commercial subdivisions. By working with the developers and landowners, we help to make sure that these new subdivisions are designed in such a way that they will be beneficial to the community as a whole.

We have a wealth of experience in the commercial subdivision sector and can help your development proceed as smoothly as possible. Our team can provide expert advice on infrastructure, drainage, and road access, among other things.

Our team has the expertise to ensure that any new commercial subdivision meets all relevant building codes and regulations. We can assess the proposed site for potential environmental risks, such as flooding or landslides, and make sure that any necessary mitigation measures are taken. In addition, we make sure that the subdivision will fit in with existing zoning laws and other local regulations. By ensuring that all legal requirements are met, with our help, your development will be completed on time and within budget.

By carefully planning a commercial subdivision, Ultimate Planning Solutions can help ensure that it will be an attractive and beneficial place for businesses to operate.

What are the Council Requirements relevant to my Application?
Although each application will be different, common Council requirements to consider when applying for a Commercial Subdivision includes:
Connections to Service Infrastructure

A new commercial subdivision in an urban or centre zoning is required to connect to mains infrastructure. These include sewer, water, stormwater, electricity and telecommunication networks.

The developer has an obligation to ensure waste management is addressed through initial design so that the site operates effectively and efficiently without compromising the operational capacity of the end-user.

Service Vehicle Access

It is important to ensure the development is designed to cater for the largest service vehicle required to access the site.

It is often the case that a Refuse Collection Vehicle (RCV) would require access to your commercial development site. How that RCV navigates the site to avoid conflict requires careful planning at the frontend.

First and foremost, we need to ensure the service vehicle can undertake ingress and egress from the site in a forward gear without conflict between visitor carparking, buildings and other loading areas.

Ultimate Planning Solutions will work closely with transport engineers to ensure the layout and design is compliant with Local government requirements for access and manoeuvring whilst considering the desired outcome.
